Think of the roof as several layers, not one

The Tile Roofing Industry Alliance's manual treats tiles, underlayment, flashing, and supports as separate parts. Underlayment is the water-blocking layer under the tiles. Sound tiles on top do not tell you how that hidden layer is doing.

Ask if the leak cause can be found without opening the roof. Or ask if a small opening is needed. Have the roofer say which tiles get lifted, how the opening gets covered, and what gets written down. A good check has clear limits. It should not turn into open-ended roof work without your okay.

Ask exactly what tile replacement will cover

A plan to swap broken tiles should name the area and the match being used. Ask if nearby tiles and the layer under them get checked too. Have the roofer explain how the new tile gets held in place, per the maker's rules. Glue alone is not a full plan.

Also ask how nearby fragile tiles stay safe during the work. Agree on a way to approve more tile swaps if more bad tiles turn up. The goal is not to know the exact count before work starts. It is to agree on how new findings and costs get handled.

Check flashing and water paths at every joint
